Five bedrooms, a vaulted dining room, a mature garden and a saltwater pool — in the heart of the Nizza DOCG wine region.
Casa Ambrogina is a classic Piemontese farmhouse — built in 1922, restored by Giovanni and Silvana Falco over seven years using reclaimed materials that honour what it always was. Antique wooden beams, hand-made terracotta floors, vaulted ceilings, and stone walls that have kept the house cool every summer since.
This is not a renovation that erased the past. Every room still carries the marks of time — the kind of character that can't be staged or sourced from a catalogue.
Two floors. Ground floor centres on communal living — the vaulted dining room, the kitchen, the master suite. First floor is private bedrooms, most with balconies and vineyard views.
Each room has its own character. The house connects private retreat with generous shared space — perfect for groups who want both.
Flexible for different family situations. The layout of the house lends itself naturally to groups who want to be together but not on top of each other. The master suite sits independently on the ground floor with its own entrance and bathroom. Bedrooms 4 and 5 share a private hallway reached via an external staircase on the side of the house, with no need to pass through the main living areas. Bedrooms 2 and 4 have a lockable connecting door, hotel-style, controllable from both sides. One house, several ways to configure it.
Five bedrooms across two floors. The ground floor holds the main living spaces — kitchen, dining, and the vaulted salon — along with the master suite. The remaining four bedrooms are on the first floor. Open full size to see room connections in detail.
The kitchen has the character of a room that has cooked thousands of meals. A traditional moka pot. A gas stove you light with a match. Wooden surfaces worn smooth by use. Everything you need to cook simply and well.
The vaulted dining room next door is the heart of the house — a long table that seats the whole group, a fireplace that anchors the room, and a ceiling that makes every dinner feel like an occasion.
No dishwasher — washing up here is unhurried, often with a glass of Barbera in hand.
A mature garden that has grown slowly and honestly. A towering oak at the centre casts wide shade. From the covered portico, stone steps rise through terraces to the pool, and beyond that to the orchard where fruit grows unpredictably and generously. At the garden's edge, a working Barbera vineyard begins.
